Building Maintenance Engineer

Commercial Real Estate Services, Inc. is growing and is looking to add to our Building Maintenance department. The ideal candidate will take an active role in performing daily building maintenance as well as having the opportunity to grow into a leadership role. This full time position is primarily 1st shift Monday – Friday, offers a competitive salary commensurate with experience, Medical, Dental, Life, 401(k) & paid time off.

Title: Building Maintenance Engineer
Shift/Hours: Full time, primarily 1st shift Monday-Friday.

Essential Functions:
• Perform daily operations & maintenance of plumbing, electrical, HVAC, energy systems & general maintenance requirements of buildings
• Perform preventative maintenance duties, including changing filters & replacing light fixtures; complete and maintain repair logs
• Recommend improvements for the preventative maintenance program on an on-going basis
• Demonstrate & enforce safety rules & behaviors & maintain a clean & safe workplace
• Oversee & inspect the work performed by outside contractors
• Maintain stock inventory control
• Respond to client service requests & inquiries in a timely & professional manner
• Review Client Service Request summaries to pinpoint & to correct recurrent operational problems
• Responds to & assists with emergency situations which could include off-duty emergencies
• Provide technical guidance and/or training to coworkers; coordinate work & assign tasks as needed

Required Skills:
• HVAC, Plumbing, Electrical, BAS & Fire/Life Safety Systems experience
• Ability to solve practical problems, complete tasks and duties in a timely manner & be able to handle multiple projects simultaneously
• Ability to work independently with minimal supervision at times
• May be required to work extended hours without relief when responding to priority/emergency situations; may be required to work alternate schedules from time to time; must be able to contribute to the off-duty on call rotation
• Ability to interact effectively with tenants, staff, vendors and other personnel in a professional manner
• Must be self-motivated, well organized, detail-oriented, dependable and conscientious

Knowledge, Skills & Abilities:
• Thorough knowledge of building systems to achieve operating costs & to satisfy customer requirements
• Demonstrate aptitude for and/or have practical experience with electrical, mechanical & computer controlled equipment
• Working knowledge of computer applications, including Word & Excel

Education & Experience:
• High school diploma or state equivalent
• Minimum of two years of college or related trade schooling
• Minimum of three years of experience in HVAC trade or related field
• Minimum of three years of experience in a commercial property setting

Certifications & Licenses:
• Valid U.S. driver’s license with a clean driving record
• One or more of the following certifications are preferred: HVAC, Plumbing, Electrical, Locksmith, Carpentry

Physical Work Abilities & Requirements:
• Using lift systems & ladders; climbing a ladder while carrying a tool bag; climbing stairs & navigating rooftops to access equipment
• Walking, standing, stooping, crouching & reaching
• Ability to speak clearly; read & understand information presented orally & in writing; utilize vision abilities
• Lifting & carrying heavy loads of 50 lbs or more
• Working in the outside elements
• Driving to/from various properties
